June is turnover season for a lot of rentals in Media, Ardmore, and West Chester. Leases end, units get painted, and the dryer is wiped down so it looks ready for the next tenant. A clean lint screen is not a clean vent. The lint that creates a fire risk is in the duct, where a move-out checklist usually never looks.
If you own one unit or several, a simple schedule beats waiting for a tenant to complain that the towels take two cycles. Complaints tend to arrive after the line has been restricted for months.
How often rental vents should be cleaned
Manufacturers and the U.S. Consumer Product Safety Commission recommend servicing a dryer and vent at least once a year. Rentals often need a shorter interval. Tenants who run the dryer most days, homes with pets, and units with long or elbow-heavy runs can be due every six to eight months.
A practical schedule for local rentals looks like this:
- Once a year, at turnover or lease renewal, for a household that dries a few loads a week and has a short, straight vent.
- Every six to eight months if the lease allows pets, the dryer is in a closet, or tenants have already reported slow cycles.
- Before a new tenant moves in if you do not know when the vent was last cleaned. Do not trust a sticky note left on the appliance.
- Right away if a tenant reports a burning smell, a very hot laundry closet, or a dryer that shuts off mid-cycle.
Shared laundry rooms in multi-unit buildings need their own plan. Several households feeding one or two dryers will clog a line faster than a single-family home.
What to handle at turnover
Build the vent into the same visit as the carpet clean, not as an afterthought on move-in day. Ask the technician to clean the full line, check the hood, and look at the hose behind the dryer. Foil and vinyl hoses get crushed every time an appliance is pulled out for cleaning and shoved back. Replacing that short piece at turnover is cheaper than a service call in October.
Tell tenants not to use dryer sheets if you can. The film they leave on the lint screen reduces airflow. A one-line note in the welcome sheet is enough. You still need the professional cleaning either way.
Access, and what you should expect from the visit
Someone needs to let the technician in, and the dryer needs to be reachable. You do not need to empty the laundry closet. Dryer Vent Wizard of Chester and Delaware Counties works in rentals across Media, Ardmore, West Chester, and the rest of both counties. You will get a clear picture of whether the visit was a cleaning only, or whether a damaged hood or a bad connection should be repaired before the next lease starts.
